UAE Invests Billions To Enhance Citizen Housing Initiatives In Year Of Community
The UAE's citizen housing sector experienced a notable surge in early 2025, marked as the "Year of Community." This period saw the launch of numerous initiatives and projects aimed at enhancing family stability and well-being. The UAE is advancing its housing sector for citizens at both federal and local levels through a strategy that prioritises innovation and excellence in solutions and services.
In January, the Sheikh Zayed Housing Programme approved over AED1 billion in housing funds for more than 1,300 citizens. The number of beneficiaries will grow throughout the year to accommodate all submitted housing requests. The current waiting time for housing approval from this programme is just two months, one of the shortest globally.

Abu Dhabi has approved a housing benefits package worth AED6.75 billion, benefiting 4,356 Emirati citizens across the emirate. This package includes housing loans amounting to AED5.08 billion for 3,172 citizens, land grants and ready-built houses valued at AED1.585 billion for 1,100 citizens, and exemptions from housing loan repayments totalling more than AED94.8 million for 84 senior citizens, limited-income retirees, and beneficiaries of deceased citizens.
In February 2025, Sharjah's Executive Council approved residential and investment land grants for 2,000 recipients: 1,200 for residential land grants and 800 for investment land grants across various cities and regions in the emirate.
Dubai has embarked on housing projects worth AED5.4 billion across different areas to support the Sheikha Hind bint Maktoum Family Programme. These projects will provide 3,004 new homes for Emirati citizens. Of these homes, 1,181 will be built in Latifa City under the housing loan category.
The projects also include new homes in Al Yalayis (606), Wadi Al Amardi (432), Al Awir (398), Makan area of Hatta (1,200), Oud Al Muteena (120), and rural areas of Dubai (67). In March, Dubai Municipality launched the "Home First" initiative to offer comprehensive urban planning amendments and housing solutions aimed at strengthening family stability.
Innovative Projects Enhancing Living Standards
The Department of Municipalities and Transport in Abu Dhabi introduced a "Value Housing Programme" to enhance versatility in the real estate market. This programme aims to improve living standards for individuals and families while fostering community integration.
February witnessed the launch of the Al Saad residential project in Al Ain. Spanning 1.23 million square metres with a total cost of AED993.7 million, it provides 306 villas for citizens.
The Sheikh Zayed Housing Programme has supported over 90,000 Emirati citizens since its inception in 1999 until the end of 2024 with an allocation of AED60 billion. By late 2024, citizen homeownership exceeded 91 percent due to these efforts—one of the highest rates globally.
