Tecom Innovation Hub Phase 4 Launches In Dubai Internet City To Meet Demand For Grade-A Offices

TECOM Group PJSC has launched Phase 4 of Innovation Hub at Dubai Internet City, responding to rising demand for Grade-A office space from multinational companies in fast-growing, technology-led sectors, with the AED615 million development adding 263,000 sq.ft. of gross leasable area and further consolidating Dubai Internet City’s role as a leading regional technology hub.

Scheduled for completion in 2028, Innovation Hub Phase 4 is planned to expand TECOM Group’s stock of premium commercial assets as demand for high-quality offices rises, supported by national strategies focused on the digital economy and future-ready industries, and will allow the company to serve both new and existing technology customers more effectively.

Tecom Hub Phase 4 Launch in Dubai

The launch of Innovation Hub Phase 4 also advances TECOM Group’s longer-term growth plans, taking total committed investment in the Innovation Hub project at Dubai Internet City to around AED 2 billion, and builds on Dubai Internet City’s existing position as a regional base for global technology businesses and innovation-focused enterprises.

Earlier phases of Innovation Hub have recorded strong occupancy trends. Phase 3 was fully leased ahead of its scheduled completion in 2027, indicating solid demand from technology and digital economy tenants, while Phase 2 has also been completed and is fully occupied by Fortune 500 organisations and leading companies in the global digital economy.

Phase 1 of Innovation Hub remains the foundation of the wider project and continues to attract international technology names, including companies such as Google and Gartner, reinforcing Dubai Internet City’s reputation as a destination for established global players alongside new digital businesses expanding across the Middle East.

TECOM Group plans to finance Innovation Hub Phase 4 using existing internal resources, while aiming to keep leverage and liquidity at prudent levels, and the decision follows strong financial results for the first nine months of 2025, supported by higher occupancy, rental growth, efficiency improvements and ongoing expansion across the wider portfolio.

The Group reported revenues of more than AED2.1 billion during the first nine months of 2025, representing year-on-year growth of 20 percent, while net profit exceeded AED1.1 billion, an 18 percent increase compared with the same period in 2024, underlining the financial context for the new Innovation Hub investment at Dubai Internet City.

The launch of Innovation Hub Phase 4, together with the performance of earlier stages and recent financial results, indicates that TECOM Group is extending Dubai Internet City’s role as a technology hub, aligning with UAE digital economy targets while meeting global demand for Grade-A office space from multinational companies across key future-focused sectors.
