Sharjah Sustainable City II Launch Elevates Eco-Friendly Urban Living In Sharjah

Sharjah Investment and Development Authority (Shurooq) and SEE Holding are launching Sharjah Sustainable City II, a large residential community focused on low-impact living. The project will be unveiled to buyers at the Sharjah Real Estate Exhibition – ACRES, running from 21–24 January 2026, with financial incentives linked to purchases during the event.

Located in the Al Rahmaniya area, Sharjah Sustainable City II covers 7.8 million square feet and includes 1,032 homes. The mix features 944 three- and four-bedroom townhouses and 88 five-bedroom villas. Buyers receive freehold ownership for all nationalities, zero service charges for three years after handover, and flexible payment plans.

Sharjah Sustainable City II Launch

During ACRES 2026, buyers at Sharjah Sustainable City II benefit from a 50% discount on registration fees, valid only for transactions completed at the exhibition. The project is presented as an integrated residential community, with amenities and infrastructure designed to align with long-term environmental goals, while also responding to demand for efficient, modern housing options in Sharjah.

A distinctive 2 km green spine runs through Sharjah Sustainable City II, linking neighbourhoods and shared spaces. This central corridor is planned to encourage walking, cycling, and other low-emission transport. The layout aims to support daily use of eco-friendly mobility while keeping community facilities accessible and connected across the development.

Every home in Sharjah Sustainable City II is designed as a smart home and fitted with rooftop solar panels. Energy-efficient appliances are specified to help lower water and electricity consumption, which may reduce utility bills over time. The master plan also integrates farmlands and biodomes that support local food production within the community boundary.

Biodiverse landscaping and ecological habitats are included throughout Sharjah Sustainable City II to reinforce conservation aims. Green areas are planned to support local species and provide natural shading. These features are combined with recreational and social zones, so environmental elements are closely linked with daily life for residents using parks and outdoor facilities.

Sharjah Sustainable City II builds on the experience of Sharjah Sustainable City, which was the first sustainable residential community in the emirate. Shurooq positions the new development as an evolution of that model, further integrating clean energy, waste and recycling systems, green mobility, and local food production into a single, human-centred urban framework.

The project reflects Shurooq’s wider strategy to create innovative urban communities where residents’ quality of life is central to planning. The authority aims to support balanced cities that can meet long-term development needs while managing resources responsibly. SEE Holding contributes technical expertise in designing and delivering sustainable cities and communities across different markets.

Speaking on the occasion, Ahmed Obaid Al Qaseer, Chief Executive Officer of Shurooq, said, "Building on the outstanding success of Sharjah Sustainable City, we are proud to launch Sharjah Sustainable City II - an ambitious step toward the future of urban living. This new phase embodies our vision for next-generation sustainability, where advanced technologies, intelligent infrastructure, and regenerative design converge to create a community that is not only environmentally responsible but truly future-proof. As the UAE accelerates its leadership in global climate action, Sharjah Sustainable City II stands as a model for how cities can evolve to meet the needs of tomorrow - cleaner, smarter, and more resilient. The demand for sustainable, high-performance communities is rising rapidly, and this project represents our commitment to shaping urban environments that enhance quality of life while safeguarding the planet for generations to come."

Faris Saeed, Founder and Chairman of SEE Holding, said, "We are proud to continue our successful partnership with Shurooq, as we share a common vision for building sustainable, balanced communities that place people at the heart of urban development. Sharjah Sustainable City II is a clear reflection of the success of this model and the growing demand for communities where sustainability is a way of life. It signals a broader shift in how people value their living environments, recognizing the long-term impact of thoughtful, sustainable design on well-being, quality of life, and the future of our cities. This project builds on this momentum, placing strong emphasis on connection between people, and between people and nature, through expanded green spaces, walkable environments, and thoughtfully designed recreational and social areas that encourage healthier, more connected lifestyles."
