Sharjah's Real Estate Transactions Hit AED 13.2 Billion In Q1 2025 With 31.9% Growth

The Emirate of Sharjah experienced a significant rise in real estate transactions during the first quarter of 2025, reaching AED13.2 billion. This marks a 31.9 percent increase compared to AED10 billion in the same period of 2024. The number of transactions also grew by 4.8 percent, totalling 24,597 compared to 23,478 previously.

Abdulaziz Ahmed Al-Shamsi, Director-General of the Sharjah Real Estate Registration Department, highlighted the emirate's strategic growth. He stated: "The qualitative leaps witnessed by Sharjah’s real estate are a fundamental pillar in the comprehensive and balanced economic growth process, which Sharjah is steadily leading, thanks to the wise directives of His Highness Sheikh Dr. Sultan bin Muhammad Al-Qasimi, Supreme Council Member and Ruler of Sharjah, and the diligent follow-up of H.H. Sheikh Sultan bin Ahmed bin Sultan Al Qasimi, Crown Prince, Deputy Ruler of Sharjah, and Chairman of the Executive Council, which have placed Sharjah on the regional and international real estate investment map."

Sharjah Real Estate Transactions Surge in Q1 2025

The emirate's stable environment and advanced infrastructure have bolstered investor confidence. A diverse range of investment opportunities further supports this growth. The legislative framework in place ensures rights protection and enhances investor trust.

Sales transactions reached 8,123 during this quarter, marking a 32.2 percent increase from 6,146 in Q1 2024. These transactions spanned across 169 areas covering 46 million square feet and amounted to AED10.7 billion.

Muwailih Commercial recorded the highest sales with 1,787 transactions worth AED1.9 billion. Following were Al-Belaida with 902 transactions valued at AED851 million and Al-Khan with 536 transactions amounting to AED665 million.

Residential properties dominated sales with a share of 78.9 percent (2,894 deals). Industrial properties accounted for 13 percent with 477 transactions; commercial properties made up 7.1 percent with 259 deals; agricultural properties comprised just one percent with 39 deals.

Mortgage Transactions and Financial Institutions

The department noted 1,417 mortgage transactions valued at AED2.4 billion through 21 financial institutions. Um Fanain led with 113 mortgages worth AED170.6 million followed by Muwailih Commercial (66 mortgages worth AED246.5 million), Al-Hamriyah West (65 mortgages worth AED158.6 million), and Al-Sajaa Industrial (60 mortgages worth AED148.2 million).

Diverse Investor Participation

Investors from 97 nationalities engaged in Sharjah’s real estate market during Q1 2025. Emiratis led investments with AED5.2 billion or nearly 40 percent of total investments while GCC nationals contributed AED509.8 million or about four percent.

Arab nationals invested approximately AED3 billion accounting for over one-fifth of total investments while foreign investors contributed around AED4.5 billion making up about one-third.

Foreign Ownership Reforms

The number of foreign investors increased by over a quarter year-on-year to reach 3,725 individuals trading in non-UAE national properties rose similarly by over a quarter totaling at least three thousand nine hundred fifty-one properties traded.

This growth is largely attributed to legislative reforms allowing foreign ownership within designated areas across Sharjah enhancing its appeal among international buyers.

Leading Nationalities Among Investors

Emirati investors topped property ownership lists holding seven thousand one hundred ninety-eight properties followed closely by Indian investors owning seven hundred ninety-six properties along with Syrian Egyptian Iraqi Jordanian nationals collectively holding significant shares too.
