Arada Launches Masaar 3 Development Valued At AED 12.5 Billion In Sharjah
Arada has unveiled Masaar 3, the largest master plan in the UAE's renowned forest community. This development will feature 4,000 villas and townhouses across eight gated neighbourhoods. Masaar 3 aims to set new standards with its vast woodlands and wellness facilities, promoting smart, active living. The launch is scheduled for September, following the rapid sell-out of Masaar 2 earlier this year.
The swift sale of Masaar 2, which sold out in just three hours, highlights the strong demand for Arada’s forest concept. With a total sales value of AED12.5 billion, Masaar 3 will be developed in eight phases over a 21 million square foot area. The project offers homes ranging from two to five bedrooms, with construction beginning in early 2026 and initial completions expected by 2027.

Located in Sharjah's Rowdat district, Masaar 3 is strategically positioned between Masaar 2 and a rapidly expanding schools district that already hosts two large schools. It is also near the original Masaar community, Tilal City, and Sharjah Mosque. The development boasts excellent connectivity with direct access to Khorfakkan Road and proximity to Emirates Road (E611).
Sharjah International Airport is only a 15-minute drive away, while Dubai International Airport can be reached in just 30 minutes by car. This strategic location enhances the appeal of Masaar 3 for potential residents seeking convenience and accessibility.
The first two Masaar communities have been entirely sold out, comprising a total of 5,000 villas and townhouses with a combined gross development value of AED16 billion. Over 1,500 homes have already been delivered in the first community, with the rest expected by late 2026.
The initial homes in Masaar 2 are slated for delivery in 2027, with full completion anticipated by the end of 2028. These developments underscore Arada's commitment to delivering high-quality residential projects that meet market demands.
