Four Seasons Diriyah To Expand Luxury Hospitality Via Joint Development With Midad
Diriyah Company has entered a joint development agreement with Midad Development and Real Estate Investment Company to deliver the Four Seasons Hotel and Private Residences Diriyah. The project, valued at $827 million (SAR3.1 billion), includes both land purchase and construction. It forms part of the wider $63.2 billion (SAR236 billion) Diriyah project, one of Saudi Arabia’s largest destination developments.
The new Four Seasons Hotel Diriyah is planned with 159 rooms and branded private residences, integrated within Diriyah’s masterplan. Diriyah is being developed over 14 square kilometres, alongside the neighbouring 62 square kilometre Wadi Safar project. Together, these masterplans are expected to host nearly 40 luxury hotels, positioning Diriyah as a major tourism and lifestyle hub.

The joint venture between Diriyah Company and Midad covers a 235,938 square metre site within the masterplan. This is the first major collaboration between the two organisations. The agreement advances one of Diriyah’s planned luxury hospitality assets and strengthens Midad’s portfolio of high-end residential and hotel projects, which includes several branded developments across different locations in the Kingdom.
Saudi officials link the project to national tourism growth goals and destination quality. Minister of Tourism and Secretary General of Diriyah Company Ahmed Al-Khateeb said: "Saudi Arabia continues to set new benchmarks in destination development, and Diriyah stands at the forefront of this evolution. Partnerships such as this enhance the Kingdom’s global tourism offering and reinforce our position as a leading destination."
Diriyah Company’s leadership described the Four Seasons Hotel Diriyah as a key hospitality asset within the scheme. Group CEO Diriyah Company Jerry Inzerillo commented: "The Four Seasons Hotel Diriyah will be one of our largest luxury hotels and we are proud to announce this joint development agreement with Midad, one of the Kingdom’s leading real estate developers. This agreement reflects our ongoing commitment to enabling Saudi partners to participate in Diriyah’s transformational journey and underscores Midad’s confidence in the opportunities the project presents."
Midad highlighted the importance of the agreement for the company’s growth and for Diriyah’s heritage setting. President of Midad Real Estate Abdulelah bin Mohammed Al Aiban said: "This project represents a milestone for Midad, allowing us to bring the Four Seasons experience to one of Saudi Arabia’s most significant heritage destinations. We are excited to deliver a development that exemplifies design excellence, world-class service, and enduring value, while actively contributing to the Kingdom’s tourism, cultural, and economic ambitions."
Diriyah project and Four Seasons Hotel Diriyah wider economic impact
The announcement also underlines the pace of progress at Diriyah, where more than $27 billion (SAR101.25 billion) in construction contracts have been awarded. Diriyah is forecast to add around $18.6 billion (SAR70 billion) directly to Saudi Arabia’s GDP, create over 180,000 jobs, host about 100,000 residents, and attract up to 50 million visits each year, supported by offices, museums, retail areas, education facilities, cultural venues, and nearly 40 resorts and hotels.
