Ajman Ruler Restructures Evaluation And Reconciliation Committee For Property Valuation
His Highness Sheikh Nasser bin Rashid Al Nuaimi, Deputy Ruler of Ajman, has enacted Emiri Decree No. (9) of 2024. This decree pertains to the Evaluation and Reconciliation Committee in Ajman. The new decree restructures the committee, replacing the previous one established by Emiri Decree No. (2) of 2011.
The committee will now report to the Chairman of the Land and Real Estate Regulation Department. Members will be appointed by a decision from the Crown Prince of Ajman. The selection will focus on individuals with relevant expertise and competence. Membership terms are set for three years and can be renewed.

The decree designates the committee as the sole authority for property valuation in Ajman. Its responsibilities include valuing properties upon request, following approved standards, resolving disputes, facilitating reconciliation over property values, and endorsing settlement agreements. Official property valuation certificates will also be issued by the committee.
The committee is empowered to mediate settlements in disputes among heirs over inherited real estate, upon request. Verification of inheritance certificates from competent courts is required first. If a settlement is reached, an agreement is signed by all parties involved, who must then follow court procedures for implementation under applicable laws.
Property valuation certificates issued by the committee will adhere to standards set by the Land and Real Estate Regulation Department. These certificates are valid for three months from issuance unless proven fraudulent legally. Any party can request a revaluation within 30 days of notification, following approved procedures.
If amicable settlement among heirs is not possible, the matter will be referred to a competent court. The committee must issue its decisions regarding settlements within 90 days from receiving a request.
Repeal of Previous Legislation
The new decree repeals Emiri Decree No. (2) of 2011 concerning the Evaluation and Reconciliation Affairs Committee in Ajman. It also nullifies any conflicting provisions in other legislation.
This decree takes effect from its issuance date and will be published in the official gazette.
