SmartCrowd Achieves Record 75% Return For Investors In Dubai Marina Studio

SmartCrowd, the first regulated real estate crowdfunding platform in the MENA region, has recently achieved a significant milestone with a 75% total return, equivalent to a 25% annual return, for its investors in a studio located in Dubai Marina. This achievement underscores the platform's consistent performance, marking its 22nd property exit and demonstrating the lucrative investment opportunities it offers.

The studio, situated in Studio One, Dubai Marina, was acquired by 56 investors in February 2021, amidst the COVID pandemic, for Dh500,000. In February 2024, it was sold for Dh870,000, resulting in nearly 50% net capital appreciation. Over the three-year period, the property also generated substantial rental income, amounting to Dh149,966 or almost 27%, showcasing the success of SmartCrowd's investment strategy.

Developed by the renowned Select Group, the studio targeted holidaymakers, benefiting from its appealing Marina location and nearby amenities. Despite initial challenges, such as a less desirable view, the investment yielded impressive returns, a testament to SmartCrowd's data-driven approach that focuses on maximising short-term income and anticipating long-term appreciation.

Amr Hamada, a SmartCrowd investor, shared his experience, highlighting the platform's network of experts and the minimal initial investment required to reap the benefits of passive income and capital appreciation. He commended SmartCrowd for their knowledge and assistance, which have been instrumental in his investment journey since 2019.

SmartCrowd's latest exit not only showcases the potential for significant returns even in challenging market conditions but also reinforces the platform's mission to democratise access to market-beating investment opportunities. Registered with the DIFC and regulated by the DFSA, SmartCrowd offers an all-digital platform that allows individuals to start investing in real estate with as little as Dh500, earn monthly rental income, and benefit from capital gains upon exit.

Riz Ahmed, the newly appointed CEO of SmartCrowd, expressed his belief in the platform's innovative and disruptive business model. Having been involved with SmartCrowd as a client, angel investor, board member, and now CEO, Ahmed is confident in the platform's ability to manage investments effectively.

Siddiq Farid, co-founder of SmartCrowd, shared his satisfaction with giving substantial returns to investors. He emphasized the importance of discipline, deep research, foresight, and strategic buying in maximising investor returns. This strategy has proven successful, as evidenced by the unit's phenomenal performance.

SmartCrowd has crowdfunded 120 properties on its platform, worth over Dh139 million, and distributed nearly Dh10 million in rental income. The platform boasts a rapidly growing user base of over 100,000 individuals.
