Sharjah's AED 25 Billion Coastal Development Project To Transform Real Estate Sector

The Ajmal Makan City – Sharjah Waterfront project is reshaping Sharjah's real estate landscape. Located in Al Hamriyah, this coastal development is valued at AED25 billion (US$6.8 billion). Spanning over 60 million square feet, it combines residential, commercial, and tourism facilities. This ambitious project aims to integrate modern urban living with sustainable practices.

Ajmal Makan Real Estate Development's CEO, Sultan Al Shakrah, shared insights on the project's progress. He noted that the development will house over 60,000 residents across eight islands. The initiative is expected to significantly boost Sharjah’s real estate sector and generate numerous jobs in various industries such as infrastructure, retail, and hospitality.

Sharjah's Major Coastal Development Project Announced

The project has already attracted substantial interest from both local and international investors. It plays a crucial role in Sharjah’s strategy for economic diversification. As the master developer, Ajmal Makan Real Estate Development has introduced three new projects: Al Thuraya Island, The View Island, and Blue Beach Residence.

Additionally, the first two phases of Sun Island have been completed. The Blue Bay Walk project is being developed in three phases; its first phase is finished while phases two and three are ahead of schedule and currently being handed over. These developments are set to enhance Sharjah’s real estate offerings significantly.

The Ajmal Makan City project includes 1,500 villas, mid-rise buildings, hotels, retail spaces, a university, schools, a theme park, among other attractions. These elements are expected to make a notable impact on Sharjah’s real estate scene. The development will also extend the city's coastline by 36 kilometers.

A marina with 800 yacht berths will be part of the project along with a 1.6-million-square-foot theme park and a 3-million-square-foot shopping mall. Waterfront restaurants, cafes, and entertainment venues will further enhance its appeal as a destination for residents and tourists alike.

Commitment to Sustainability

Aligning with Sharjah’s sustainability goals, 60 percent of the project area will be dedicated to green spaces, beaches, and public areas. This commitment underscores the project's focus on eco-friendly design principles while offering modern infrastructure and waterfront living options.

"As construction progresses," said Sultan Al Shakrah, "Ajmal Makan City will contribute significantly to the expansion of Sharjah’s real estate sector." This large-scale freehold project continues to attract significant interest from investors globally.
