Marjan Beach Launches New Mixed-Use Masterplan To Transform Ras Al Khaimah's Shoreline

Marjan has unveiled Marjan Beach, a new mixed-use development in Ras Al Khaimah. This project aims to draw significant investments in lifestyle, real estate, and hospitality sectors while boosting RAK Vision 2030. Positioned as a key driver for the emirate's growth, it seeks to establish Ras Al Khaimah as a sustainable investment hub and tourism gateway, setting new standards for waterfront living in the GCC.

The expansive masterplan covers 85 million square feet and includes eight neighbourhoods with three kilometres of beach frontage. It also features 6.5 million square feet of open green spaces. Key elements include beachfront resorts with public beach access, a residential-commercial hub centred around a large park, and a civic centre housing government offices and public services.

Marjan Beach is designed to accommodate 12,000 hotel keys and 22,000 residential units. It will support a population of 74,000 residents and employ 32,000 workers. With the capacity to host up to 180,000 annual visitors, it serves as both a vibrant community and a prominent tourism destination.

The development is strategically located near Al Marjan Island on the Arabian Gulf. It is close to major projects like Wynn Al Marjan Island and Ras Al Khaimah Economic Zone. The site benefits from direct highway access and ongoing infrastructure improvements that enhance connectivity throughout the UAE.

Abdulla Al Abdouli, CEO of Marjan, described Marjan Beach as one of the company's most ambitious ventures. He believes it will transform Ras Al Khaimah’s shoreline while boosting its economic appeal. "The sold-out success of Al Marjan Island and RAK Central underlines the robust demand for world-class real estate," he stated.

The project emphasises luxury waterfront living combined with technology-driven infrastructure and sustainability. It prioritises renewable energy use, environmental balance, inclusive cultural spaces, and wellness facilities to provide an elevated lifestyle for residents and visitors alike.

In addition to residences and hotels, Marjan Beach will feature leisure hubs along with offices and educational institutions. This reinforces its role as a comprehensive destination for living, working, and tourism. The development offers diverse housing options ranging from upscale residences to mid-scale and affordable units.

The project also includes areas dedicated to innovation, logistics, retail, and leisure activities. These features are supported by various housing options catering to different needs while ensuring accessibility alongside liveability.
