KEZAD Group Announces Development Of New KEZAD Business District In Abu Dhabi
Khalifa Economic Zones Abu Dhabi - KEZAD Group has unveiled plans for the KEZAD Business District (KBD), a new business hub in Abu Dhabi. This development is strategically positioned along the E11 highway, connecting the capital with northern emirates. It forms part of the expansive 410 square kilometre KEZAD Al Ma’mourah master development, initially covering about 3 square kilometres.
Infrastructure work is already underway, with the area being developed in phases. The district will feature a 21,000 square metre office tower, sports facilities, and food and beverage retail spaces near the KEZAD Group HQ building, known as KEZAD One. The location offers excellent connectivity to major logistics, industrial, and business areas within a short drive.

The KEZAD Business District benefits from its strategic location along the E11 inter-emirate highway between Abu Dhabi and Dubai. This positioning ensures exceptional connectivity to key logistics and industrial hubs. Khalifa Port is just 15 minutes away, while Zayed International Airport can be reached in 25 minutes. The district is also linked to other parts of the UAE via the high-speed Etihad Rail and two major highways.
Abdullah Al Hameli, CEO of Economic Cities and Free Zones at AD Ports Group, stated that their ambition and inventiveness in developing one of the world's largest industrial ecosystems will be applied to creating this next-generation business district. "The ambition and inventiveness that we have applied to developing and operating one of the world’s most integrated, thriving and largest industrial ecosystems is the same one that we will employ to deliver a next-generation business district that will further elevate Abu Dhabi’s proposition to global investors," he said.
The district's proximity to significant projects enhances its appeal. It neighbours three landmark developments: the twofour54 media production campus spanning 70,000 square metres; the Abu Dhabi Food Hub covering 3.3 square kilometres; and the Global Auto Hub of similar size. The latter two are part of a pioneering public-private investment by KEZAD Group.
Al Hameli highlighted that KEZAD Business District continues their investment in Abu Dhabi's polycentric urban expansion. He noted that KEZAD Al Ma’mourah is seen as a critical economic centre for future growth strategies. "Aside from re-emphasising our commitment to provide our investors with end-to-end solutions to grow their businesses, KEZAD Business District will offer development opportunities and catalyse new investments in the wider KEZAD Al Ma’mourah masterplan," he added.
A Thriving Commercial Hub
The district aims to become an integrated mixed-use commercial hub fostering collaboration between academia, businesses, and industry while maintaining a vibrant social atmosphere. Once completed, it will serve as an attractive site for regional headquarters, research centres, training facilities, educational institutes, service providers, among others.
KEZAD Business District's advantageous location makes it less than a 30-minute drive from Jebel Ali Port and Dubai World Central - Al Maktoum International Airport. This proximity positions it as an appealing option for investors seeking regional headquarters or innovation centres.
The development promises opportunities for new investments within the broader KEZAD Al Ma’mourah masterplan. It aims to attract frontier businesses and commercial activities that will propel economic growth into the future.
