Dubai Retains Global Leadership In Branded Residences, Outshines Miami, New York And London
Dubai maintains its status as the top global destination for branded residences, outshining other major cities like Miami, New York, Phuket, and London. The dynamic real estate market, luxurious lifestyle, and world-class connectivity of Dubai contribute to its leading position. With the latest study by Savills Global Residential Development Consultancy highlighting this trend, it's clear that the emirate's appeal to luxury buyers and investors remains unmatched.
The city boasts nearly 140 branded residences projects, both completed and in the pipeline, up to 2031. This wide range of projects includes hotel-branded residences, offering five-star amenities, and partnerships with renowned designers. This variety caters to a broad spectrum of international clients, showcasing Dubai's capacity to attract global brands and meet the diverse needs of its residents.

The branded residences sector is on track to double in size over the next seven years, with projections indicating a 100% growth in the number of developments. The Middle East, led by Dubai, is expected to see the highest growth, with a 270% increase anticipated. This growth underscores Dubai's unmatched position in integrating branded living into its dynamic cityscape, appealing to a global audience.
Rico Picenoni, Head of Savills Global Residential Development Consultancy, remarked on the evolution of branded residences, stating, "Over the next five years, we anticipate the entry of 60 new brands into the market, with branded residences expanding into regions such as Romania and Tanzania. The Middle East, and particularly Dubai, remains at the forefront of this growth, reflecting how the sector continues to evolve and adapt to the demands of a discerning global clientele."

Andrew Cummings, Head of Residential Agency, Middle East, also praised Dubai's leadership in the sector, noting, "Dubai's position as the global leader in branded residences is no surprise. The city offers an unmatched combination of luxurious amenities, innovative architecture, and high-quality services, all of which resonate strongly with both end-users and investors. With nearly 140 branded residences projects, the emirate sets a global benchmark for how these developments can integrate seamlessly into a vibrant and fast-growing city."
Hotel-branded residences lead the sector globally, accounting for 79% of all developments by 2024, with two-thirds in the luxury category. Marriott International and The Ritz-Carlton are at the forefront, with YOO leading the non-hotel branded residences. Dubai's success in this sector is attributed to its ability to integrate these properties with its luxurious amenities and lifestyle offerings.
As the global demand for high-quality branded residences rises, Dubai is poised to keep its competitive edge. The Asia-Pacific region, with countries like Vietnam, Thailand, and China, is expected to become more prominent in the sector post-2031. Nonetheless, Dubai's consistent performance and strategic appeal are likely to keep it at the forefront of the branded residences market for the foreseeable future.
Dubai's dominance in the branded residences sector is a testament to its vibrant real estate market and appeal to luxury investors and buyers worldwide. The city's innovative approach to development and its ability to attract international brands ensure its position as a global leader in this growing market. With significant growth expected in the coming years, Dubai's branded residences are set to remain a key attraction for those seeking luxury and exclusivity.
