Aldar Announces Development Of New Residential Communities In Al Shamkha And Yas Island

Aldar has unveiled several significant projects in Abu Dhabi, spanning residential, commercial, and logistics sectors. These initiatives have a combined development value of AED 3.8 billion. This move highlights Aldar's dedication to reinforcing its market leadership in Abu Dhabi while diversifying its sector presence and expanding its recurring income portfolio. The company's develop-to-hold pipeline now totals AED 17.6 billion.

Jassem Salah Busaibe, CEO of Aldar Investment, stated: "Our latest investments reflect the strong demand we are seeing for residential rental units, Grade A commercial space, and logistics real estate in Abu Dhabi. The develop-to-hold strategy is a core growth driver for Aldar, enabling us to significantly expand our diverse portfolio of income-generating assets across the UAE while responding to client requirements for professionally managed commercial, residential, logistics, hospitality, retail and education assets."

Aldar's approach to residential real estate involves creating well-situated projects catering to diverse customer needs. Their latest investment includes a new community in Alreeman offering nearly 2,000 rental units ranging from studios to three-bedroom apartments. Residents will enjoy community retail spaces, leisure amenities, and green areas. Located in Al Shamkha, it offers easy access to Zayed International Airport and major highways connecting Abu Dhabi and Dubai.

Additionally, on Yas Island, Aldar plans to introduce 665 rental units near renowned entertainment and retail spots. This includes a gated community with 217 townhouses and villas aimed at young professionals and families seeking the Yas Island lifestyle. Moreover, 448 new apartments will be added as an extension to Yas Residential Village for staff working on the island.

Aldar's commercial strategy focuses on developing office spaces in key UAE business districts to meet Grade A space demand. Following successful pre-leasing of Yas Place on Yas Island, Aldar is developing Yas Business Park with four architecturally distinct towers offering 47,500 square metres of prime leasable space. Located near Yas Mall and Aldar Square headquarters, it provides tenants with unmatched connectivity to shopping and dining experiences.

The business park will feature expansive floorplates for flexibility, vibrant public spaces, and modern amenities. Completion is expected by H2 2027 as part of Aldar's strategy to deliver advanced commercial assets across key Abu Dhabi locations.

Logistics Sector Initiatives

Aldar's logistics focus involves developing facilities in prime locations to meet tenant needs amidst growing demand for high-quality warehousing in the UAE. Building on the success of Abu Dhabi Business Hub (ADBH), which achieved over 93% occupancy post-2024 expansion, Aldar is expanding on an adjacent site with an additional 175,000 square metres of gross floor area targeting third-party logistics and e-commerce segments.

This investment underscores strong demand for modern Grade A logistics infrastructure in Abu Dhabi. The development benefits from direct E30 highway access and aligns with the UAE’s economic diversification goals.

Innovative Projects

The investment also includes plans for Abu Dhabi’s first Tesla Experience Centre—a purpose-built facility featuring a showroom, service centre, and delivery operations—enhancing Yas Island’s appeal as a destination for global brands.

Upon completion, these new residential, commercial, and logistics assets will join Aldar Investment’s portfolio valued at AED 47 billion. With proven expertise in asset management and leasing strategies, these developments are poised to generate strong leasing income swiftly once operational.
