Oman: Discover How The Sustainable City - Yiti Aims To Become World’s First Net-Zero City By 2040
The Sustainable City - Yiti, located near Muscat along the Oman sea coastline, is making significant strides towards becoming the region's largest operational sustainable community. With the ambitious goal of being the world's first net-zero-emission city by 2040, the project spans nearly one million square meters.
In an effort to mainstream sustainable living in Oman, The Sustainable City - Yiti recently celebrated the successful launch of its phase two sales, following the quick sell-out of phase one earlier this year. This achievement underscores the increasing demand for eco-friendly communities in Oman, aligning perfectly with Oman's Vision 2040.

The Sustainable City - Yiti is on track with 93% of its infrastructure already in place and aims to be fully operational by 2026. Upon completion, it is anticipated to accommodate around 10,000 residents and visitors, further cementing its status as a prime destination for sustainable living in the region.
Developed through a partnership between Diamond Developers, a division of SEE Holding, and the Oman Tourism Development Company (OMRAN), the project continues to pave the way for eco-friendly developments in the region, reflecting a growing commitment to sustainable living.
The Sustainable City - Yiti's design revolves around six pillars of environmental sustainability: food, energy, water, mobility, products, and waste. This innovative approach aims to slash the carbon footprint of its residents by 78% compared to standard housing in Oman.
The city plans to achieve 100% reliance on renewable energy, full water recycling, complete waste diversion from landfills, and 80% self-sufficiency in food production. Demonstrating a significant leap towards sustainability, the project offers a blueprint for eco-friendly living without compromising on modern comforts and lifestyle needs.
The recent unveiling of phase two introduces approximately 500 residential units, including a mix of studios, apartments ranging from one to three bedrooms, and villas with three to four bedrooms. This expansion caters to a diverse array of preferences and lifestyles, maintaining high standards of sustainability and eco-friendliness.
The initial phase, which featured 300 residential units, including a variety of apartments and villas, was met with enthusiastic response, particularly from Omani nationals who represented 55% of the buyers. The project's appeal also extends globally, attracting owners from 29 different nationalities, including significant numbers from Russia, North America, and the United Kingdom.
"We are seeing such strong sales of phase two of The Sustainable City - Yiti, on the back of the complete sell-out of phase one, clearly reflects continued growing demand for sustainable living in Oman. Inspired by the success of our communities in Dubai, Sharjah, and Abu Dhabi, we are excited to bring this transformative live-work-thrive community to Oman.
"Beyond its environmental impact, this development offers substantial financial benefits, including significant savings on utility bills —reaching 100% for electricity and 50% for water— and zero maintenance fees, making it a sustainable choice contributing to real behavioural change, and a smart financial decision at the same time," stated Mahmoud Shehada, Chief Sales and Marketing Officer at The Sustainable City - Yiti.
