Ras Al Khaimah’s Freehold Apartment Sales Surge 242% With Launch Of Colibri Views

The real estate sector in Ras Al Khaimah (RAK) is experiencing significant growth, as evidenced by a dramatic increase in the sales of freehold apartments. From the second quarter of 2017 to the same period in 2025, sales surged by an impressive 242%, climbing from AED46.45 million to AED159.18 million. This data, sourced from the RAK Statistics Centre and the RAK Municipality, highlights the emirate's expanding allure as both a real estate hotspot and an investment hub.

A statement by Andrei Charapenak, CEO of Major Developments, sheds light on the emirate's burgeoning market. He introduced Colibri Views, a pioneering residential tower set to redefine living standards and innovation in RAK Central, an up-and-coming business and leisure district.

The project, a collaboration with football icon Patrice Evra, is notable for incorporating the world's inaugural rooftop football simulator. This feature, designed by Evra, aims to offer a unique wellness experience that's driven by performance.

"Building on this momentum, we are pleased to unveil Colibri Views, a landmark residential tower redefining lifestyle and innovation within RAK Central, the emirate's emerging business and leisure district. We have introduced this flagship project in collaboration with global football legend Patrice Evra as it features the world's first-ever rooftop football simulator; a performance-driven wellness experience designed by Evra himself."

Colibri Views is strategically positioned a mere seven minutes away from the forthcoming Wynn Al Marjan Island Resort, poised to be the Middle East's premier and the globe's most extensive integrated resort, with an estimated value of $5.1 billion.

This proximity to a major growth catalyst is anticipated to significantly increase tourist numbers from 1.1 million to an expected 5 million by 2030, further enhancing Ras Al Khaimah's appeal.

The architecture of Colibri Views mirrors the Live-Work-Play ethos of RAK Central. Spanning 31 floors and two podium levels, the tower boasts modular residences, co-working lounges, and business decks in the open air.

Among its over 30 lifestyle amenities are a Sky Observatory Deck offering breathtaking views of the Arabian Sea, Wynn Resort, Al Hamra Golf Course, and Al Marjan Island. Additionally, residents have access to an exclusive Cigar Lounge and versatile working spaces tailored for professionals.

Investors find Colibri Views particularly attractive due to its potential for high rental yields and capital appreciation. Furthermore, the offering includes a three-year post-handover payment plan, making it an enticing option for those looking to invest in one of the UAE's fastest-expanding markets.

Andrei Charapenak emphasized the role of Colibri Views in symbolizing the transformation of Ras Al Khaimah. He highlighted its significance as a beacon of architecture, innovation, and wellness in the emirate's skyline.

"As RAK Central evolves into a hub for Fortune 500 and tech free-zone companies, Colibri Views stands as a defining symbol of the emirate's transformation, where architecture, innovation, and wellness meet at the skyline," Charapenak concluded.

This development marks a significant milestone in positioning Ras Al Khaimah as a dynamic destination for living, working, and playing, underlining its potential for both residents and investors alike.
