Nisus Finance And BNW Developments Launch Dh150 Million Residential Project

Nisus Finance Investment Consultancy FZCO (NiFCO Dubai), a subsidiary of Nisus Finance Services Co Limited (NiFCO), has formed a collaboration with BNW Developments in the UAE. This alliance is set to transform the property experience for both investors and end-users.

NiFCO Dubai, leveraging its expertise, has initiated the Nisus High Yield Growth Fund Closed-Ended IC. This property fund, registered at the Dubai International Financial Centre (DIFC), is managed by Gateway Investment Management Services (DIFC) Limited and is a part of Gateway ICC Limited.

The fund has acquired Esplora, a luxury residential building within Jumeirah Village Circle's District 18 through NiFCO Holding 02 Ltd, a special purpose vehicle. Covering around 120,000 square feet, Esplora offers143 residential units and three retail spaces, distributed over G+3P+16 floors. This assortment includes 48 studios, 63 one-bedroom, and 32 two-bedroom apartments.

In a move to bolster the development, marketing, and sale of Esplora, BNW Developments and NiFCO Holding 02 Ltd have established BNW NiFCO Buying and Selling Real Estate LLC. Under this venture, BNW Developments will lead the asset's professional marketing and sales, merging regulated capital discipline with local market know-how.

Amit Goenka, chairman and managing director of NiFCO, highlighted this partnership as a significant step towards stimulating growth in the real estate sector. He emphasised the infusion of capital to relieve developers and enable sales and marketing giants like BNW Developments to swiftly move ready inventory to buyers, thereby enhancing overall economic activity.

With plans to expand this model and support a US$1 billion real estate vision, the partnership is poised to make a significant impact on the market.

Nisus Finance is exploring opportunities to invest an additional US$200 million (Dh730 million) in assets for acquisition and resale, alongside enhancing the built environment of current projects to align with the latest off-plan assets. This move ensures project completion on time, addressing the common delays faced by 55 percent of projects due to funding or other constraints, and aims to fulfill the increasing demand in the market.

The collaboration between NiFCO Dubai and BNW Developments is not only crucial for meeting the demand for affordable completed assets but also for enabling middle-income families to achieve home ownership.
