Nautis Residences, A New Luxury Real Estate Development By STAMN, Launches On Dubai Islands
STAMN Real Estate Development has unveiled its new high-end residential venture, Nautis Residences, situated on the prestigious Dubai Islands. This cutting-edge project comprises 63 homes, ranging from one-bedroom luxury apartments to four-bedroom exclusive townhouses.
With an investment exceeding AED 250 million (around $70 million), STAMN is swiftly establishing itself as a prominent developer in Dubai, currently managing three projects with plans to introduce a fourth in 2025.

Nautis Residences, crafted by the esteemed Horizon architects, draws its design inspiration from the Arabian Gulf's undulating waves. The development is set to offer a plethora of upscale amenities, including a sophisticated infinity pool with a sundeck, a modern gym, a yoga studio, a tranquil reading garden, and social barbecue areas. To cater to families, there will be a dedicated children's play area and a kids' pool.
Dubai Islands, crafted by Nakheel — the visionaries behind the Palm Jumeirah — links five islands, showcasing over 60 kilometres of waterfront and 20 kilometres of beaches. This master development is anticipated to rival the UAE's other landmark island projects, signaling strong future growth prospects. Zheng Jian, STAMN's CEO, emphasized the potential of Dubai Islands, drawing comparisons with the Palm Jumeirah, and predicted high demand for the limited collection of residences at Nautis.
He further outlined that Dubai Islands offers excellent value, particularly considering its proximity to Dubai Downtown, major tourist destinations, and international airports. The presence of world-class dining venues, yacht marinas, and championship golf courses nearby enhances the investment appeal, highlighting the opportunity for capital appreciation.
Nautis Residences boasts a variety of features, including a ground-floor lobby, two parking levels, and eight floors of residential space. Positioned on a prime plot near the future Dubai Islands Mall on Island A—which is closest to the Dubai mainland and accessible via interconnecting bridges—residents will have convenient access to a wide range of community amenities. These include retail outlets, leisure and dining options, entertainment facilities, hotels, resorts, marinas, educational institutions, and healthcare services.
The price range for residences at Nautis spans from AED 1.74 million to over AED 6.6 million, with an average price per square foot of AED 2,300. This is significantly lower than off-plan projects on the Palm Jumeirah, which average AED 5,809 per square foot, suggesting substantial potential for value increase as Dubai Islands continues to develop.
By the final quarter of 2027, when Nautis is ready for occupancy, many of Dubai Islands' major projects and attractions will also be completed. Sales are already underway, with potential investors being offered a 40/60 handover payment plan.
