General Motors Announces Hudson’s Detroit As Its Future Global Headquarters
General Motors (GM) has unveiled plans to shift its global headquarters to Hudson’s Detroit by 2025, becoming the anchor tenant in Bedrock’s new development at the historic site of the former J.L. Hudson Department Store. This strategic move not only signifies GM's fourth change of headquarters within Detroit since its establishment in 1911 but also reaffirms its dedication to the city's economic and social landscape. The collaboration between GM, Bedrock, the city of Detroit, and Wayne County aims to explore redevelopment opportunities for the current Renaissance Center site, with active discussions set to take place over the next year leading up to the relocation.
Mary Barra, GM Chair and CEO, expressed enthusiasm about continuing GM's legacy in Detroit, emphasizing the significance of returning to Woodward Avenue, where GM's journey in Detroit began. The company has committed to an initial 15-year lease that includes premier office spaces and street-level display areas for GM vehicles, alongside spaces dedicated to community engagement.
Dan Gilbert, Bedrock Chairman and Founder, highlighted GM's pivotal role in defining the future legacy of Hudson’s Detroit. Detroit Mayor Mike Duggan and Wayne County Executive Warren C. Evans both acknowledged GM's move as a catalyst for local growth and sustainability, underscoring the positive implications for the community.
The Hudson’s Detroit development is poised to be a mixed-use marvel spanning 1.5 million square feet. It will feature not only office spaces but also ground-floor retail outlets, a 5-star hotel, a rooftop bar, residential condominiums, a public plaza, ample parking, and expansive event spaces. This project aims to pay homage to the iconic Hudson’s department store, which was a staple in Detroit until its closure in 1983.
This relocation comes at a time when the office real estate market is undergoing significant transformations, largely due to shifts towards hybrid work models. A recent study by CBRE indicates that 80% of office occupiers are now adopting or planning to adopt such models. Bedrock’s expertise in real estate development positions it well to reposition the Renaissance Center in line with these evolving trends.
In addition to relocating its headquarters, GM has demonstrated its commitment to Detroit through a $2.2 billion investment in Factory ZERO for retooling and upgrades and has contributed over $117 million in grants to local nonprofit programs over the past decade. While financial details of GM's agreement with Bedrock remain undisclosed, this move marks a significant milestone in GM's history and its ongoing commitment to Detroit's revitalization.
