Fort Lupton Unveils Sagebrush Apartments, Boosting Affordable Housing Options

Yesterday, Fort Lupton celebrated a significant development in its housing landscape with the grand opening of Sagebrush Apartments, marking the first new affordable living community in over a decade. Mayor Zo Hubbard, alongside executives from The Michaels Organization, the Colorado Housing and Finance Agency, and the Colorado Department of Local Affairs, as well as local residents, heralded the project's completion. Mayor Hubbard highlighted the strategic location of Sagebrush Apartments, emphasizing its proximity to essential services and its importance to the community.

James Weglarz, Regional VP of Development for The Michaels Organization, described Sagebrush Apartments as a pivotal investment in Fort Lupton's residents. The development offers 72 apartment homes across two buildings, all designated as 100% affordable under the Low Income Housing Tax Credit regulation of Income Averaging. This approach ensures a range of income tiers from 30% to 80% of Area Median Income (AMI), catering to a broad spectrum of household incomes.

New Affordable Housing in Fort Lupton

Maria De Cambra, Executive Director of the Department of Local Affairs, underscored the project's role in addressing Colorado's housing needs. She pointed out that initiatives like Sagebrush are crucial for enhancing community life and ensuring housing affordability for all. The $25 million development was made possible through collaboration among various stakeholders, including private equity from Low Income Housing Tax Credits and support from both the Weld County Housing Authority and The Fort Lupton Housing Authority.

Sagebrush Apartments not only offers energy-efficient homes in one-, two-, and three-bedroom layouts but also boasts a range of amenities such as a clubhouse, fitness center, and pet park. The development is part of a larger 12-acre redevelopment effort aimed at revitalizing Fort Lupton and attracting both residents and businesses to the area.

The project team included Kephardt architects and B.C. Builders LLC as the general contractor, with property management by Michaels. This initiative reflects The Michaels Organization's commitment to creating housing solutions that foster education, civic engagement, and neighborhood prosperity across the nation.
