UAE Launches Comprehensive Housing Projects In 2025 To Strengthen Family Stability And Living Standards
The United Arab Emirates has launched numerous housing initiatives in 2025, designated as the "Year of Community," to enhance family stability and living standards. These projects highlight the government's dedication to improving access to housing support, diversifying funding sources, and reducing waiting times for citizens.
In Abu Dhabi, agreements have been made to develop 13 new residential communities, offering over 40,000 homes and plots at a cost of AED106 billion. This includes constructing 25,244 housing units for Emiratis over five years at a total cost of AED94 billion. Additionally, 14,876 residential plots will be developed for AED12 billion.

The Sheikh Zayed Housing Programme approved 2,971 housing applications from January to the third quarter of 2025, valued at AED2.069 billion. Among these were 522 grants under President His Highness Sheikh Mohamed bin Zayed Al Nahyan's directives, amounting to AED355 million. Furthermore, there were 595 government housing loan approvals worth AED246.2 million.
Dubai announced AED5.4 billion in housing projects in January, including 3,004 new homes. Later, an additional AED2 billion package was approved for over 1,100 units across Wadi Al-Amardi, Al Aweer, Hatta, and Oud Al Muteena. The Mohammed bin Rashid Housing Establishment provided 3,027 housing support packages worth AED1.725 billion in the first half of 2025.
The Ministry of Energy and Infrastructure's Sheikh Zayed Housing Programme introduced an initiative to secure financing for housing loan beneficiaries. This includes comprehensive insurance coverage up to age 95 for senior citizens, ensuring long-term financial protection for Emirati families.
Abu Dhabi has also implemented a community support subsidy of AED250,000. This amount is automatically deducted from the total loan amount for all housing loans totalling AED1.75 million. Additionally, loan repayment periods have been extended up to 30 years.
Regional Developments and Approvals
Sharjah approved its first batch of land grants for 2,000 beneficiaries in February. These grants are divided between residential and investment plots. In July, Sharjah sanctioned a new AED335 million housing support package for 431 families in urgent need by providing ready-built homes as full grants.
Ongoing projects such as the West Baniyas Housing Project and Yas Canal Housing Project are underway in Abu Dhabi. These developments will bring total housing benefits under construction to 45,000 homes and plots by their completion in 2029.
In May 2025, Dubai signed an agreement to deliver 17,000 affordable housing units for key sector workers. Meanwhile, Abu Dhabi's Department of Municipalities and Transport launched the Value Housing Programme to enhance versatility in the emirate’s real estate market.
