Sharjah To Establish Rental Disputes Centre In 2024 For Real Estate Stability
The Sharjah Consultative Council (SCC) has recently taken a pivotal step by approving a draft law aimed at establishing and regulating the Rental Disputes Center in Sharjah for the year 2024. This approval came after a series of amendments and discussions during the Council's eighth session, marking a significant move in the first regular session of the eleventh legislative term. The session saw the presence of Dr. Abdullah Belhaif Al Nuaimi, Chairman of the SCC, alongside key figures such as Counselor Dr. Mansour Mohammed bin Nassar from the Government of Sharjah's Legal Department, and other notable officials.
The draft law's discussion was enriched by insights from a report submitted by the Council's Legislative and Legal Affairs, Appeals, Suggestions, and Complaints Committee. The involvement of high-profile attendees underscored the draft law's importance in shaping Sharjah's real estate landscape. Ahmed Saeed Al Jarwan, Secretary General of the Council, highlighted that the draft law was referred to the committee following a recommendation from the General Secretariat of the Executive Council of Sharjah, emphasizing its critical role in the legislative process.
Dr. Mansour Mohammed bin Nassar lauded the Advisory Council's efforts in refining legislation that directly impacts Sharjah's real estate sector. He noted that this draft law, initially proposed in 2016 after ten submissions by council members, aims to replace existing committees with a dedicated center for resolving rental disputes. This move is expected to significantly enhance stability and regulate landlord-tenant relationships within Sharjah, ensuring both parties' rights are protected under local laws.
Sharjah Municipality has expressed strong support for the draft law, recognizing its potential to contribute to sustainable development within the real estate sector and bolster the economy. The proposed Rental Disputes Center is envisioned as a judicial entity equipped with legal personality and capacity, affiliated with Sharjah City Municipality. Its primary objective is to develop procedures for adjudicating rental disputes efficiently, ensuring justice and quality rulings are delivered promptly.
The establishment of the Rental Disputes Center is seen as a crucial development for Sharjah, promising to bring about justice, stability, and expedited litigation processes. By regulating the dynamics between landlords and tenants, this initiative is poised to support sustainable growth in the real estate sector and contribute positively to the economy.
