DLD And VARA Join Forces To Integrate Real Estate Registry With Tokenisation For Enhanced Market Efficiency
Dubai Land Department (DLD) has partnered with the Dubai Virtual Assets Regulatory Authority (VARA) to integrate the real estate registry with property tokenisation. This initiative aims to boost efficiency in property management and liquidity in the real estate market, solidifying Dubai's status as a leader in real estate innovation.
The agreement marks a global first, following the pilot phase of the "Real Estate Tokenisation Project." It was signed with Helal Saeed Almarri, Director-General of the Department of Economy and Tourism, and Marwan bin Ghalita, Director-General of DLD, present alongside senior officials from both organisations.

This collaboration aims to facilitate fractional ownership of real estate assets. It enables more investors, especially smaller ones, to participate in Dubai’s real estate market. This move promotes economic inclusion and makes the sector more attractive to global investors.
The project aligns with the "Dubai Real Estate Strategy 2033," which targets AED1 trillion in real estate transactions. It also supports the "Dubai Economic Agenda D33," aiming to double Dubai's GDP within ten years.
Helal Almarri stated that this agreement showcases innovation and integration between Dubai’s government and digital sectors. He noted that real estate tokenisation is a significant step toward a more inclusive and transparent investment model.
Marwan bin Ghalita emphasised that this initiative is crucial for driving real estate innovation. It attracts technology companies and enhances digital infrastructure within the sector.
Advanced Legislative Environment
This cooperation reflects Dubai's commitment to creating an advanced legislative environment. By leveraging artificial intelligence and asset tokenisation technologies, it supports sustainability and growth in Dubai's digital economy.
The agreement represents a strategic move towards modernising the real estate sector. It ensures that Dubai remains at the forefront of technological advancements in property management and investment.
