Abu Dhabi City Municipality Advances Sustainable Green Building Practices With Estidama Pearl Rating System
Abu Dhabi City Municipality has highlighted the importance of the Estidama Pearl Rating System in promoting sustainable building practices. This system evaluates buildings on a scale from one to five pearls based on their sustainability compliance. Government projects must secure at least two pearls, while private projects need a minimum of one pearl to obtain building permits.
The Sustainable Buildings Section of Abu Dhabi City Municipality reported that since the start of the year, 304 design-phase projects and 81 construction-phase projects have adhered to Estidama standards in Abu Dhabi and its suburbs. These standards are crucial for ensuring sustainable development in the region.

To achieve an Estidama Pearl Rating, projects must meet specific criteria, including mandatory and optional credits. Optional credits can enhance a project's sustainability score, potentially leading to a higher pearl rating. The system covers integrated development systems, natural systems, livability indoors and outdoors, water, energy, and building materials.
Within the "indoor and outdoor livability" category, emphasis is placed on maintaining good indoor air quality and providing adequate shading in outdoor areas like parking lots and walkways. This focus aims to improve comfort for those using the buildings.
The Sustainable Buildings Section follows a detailed process to verify compliance with sustainability requirements. It starts by reviewing the initial project concept design to gather comprehensive information about the project context. This helps determine how best to apply sustainability standards.
The section also examines project submission strategies to ensure they meet high sustainability standards. This involves verifying green building specifications and materials before hiring contractors, ensuring these are implemented during construction.
Stakeholders Involved
Implementing the Estidama Pearl Rating System involves various stakeholders such as property owners, consultants, and Pearl Qualified Professionals (PQP). These professionals are trained to apply system requirements effectively within project teams and submit applications for Estidama compliance.
The Department of Municipalities and Transport governs the policies of the Pearl Rating System. PQPs operate within this framework to ensure successful implementation across projects.
